We’re recruiting for a Commercial Manager to join a well-established housebuilder in Lancashire. This is a fantastic opportunity for a commercially driven leader to step into a strategic role with real impact and visibility.

About the Role:
Reporting to the Commercial Director, the Commercial Manager will be responsible for leading and developing a team of Quantity Surveyors and commercial professionals. The role will involve overseeing procurement, budgeting, cost control, reporting, and ensuring compliance with legal and contractual obligations.

Key Responsibilities:

• Lead the commercial function, setting departmental targets and ensuring high performance

• Oversee cost control procedures and commercial reporting

• Manage risk and ensure profitable project delivery

• Collaborate across departments to ensure best practice and commercial efficiency

• Coach and develop the QS team, promoting a culture of learning and accountability

• Identify and resolve commercial issues proactively

What We’re Looking For:

• Proven experience in a Commercial Manager role or in managing QS teams within a housebuilding environment

• RICS qualification or a degree in Quantity Surveying (or related)

• Strong commercial acumen with excellent stakeholder management and negotiation skills

• Coaching/mentoring qualification (e.g., ILM Level 5+) highly desirable

• A hands-on, team-focused leader with a passion for driving performance and building commercial strength
